Design
“These buildings are so distinct, they couldn’t possibly be replicated in a new building today,” Simon Swaney, director Bates Smart.
Multiplex Living worked with architects, Bates Smart to develop a vision for Prince Henry that harmonised the existing charm of heritage buildings with contemporary interiors. And the introduction of new residences was designed with reference to the surrounding character, yet establishing an elegant identity of their own.

The Manors
Multiplex Living’s first release will comprise 16 single-level Heritage Manor Homes.
Situated in Ewing Avenue near the edge of the Coast Golf Course, the Manor Homes will embrace innovative and sensitive design in consideration of the site’s historical importance. Their focus: A fusion of old world charm and contemporary luxury.
With internals ranging from 160-175m2 and externals from 92-122m2, each dwelling will have large entertainment balconies and will incorporate a contemporary open plan design with four-metre high ceilings to take advantage of the ocean breezes.
The Heritage Manor Homes will take advantage of all existing qualities and a number of heritage features will be retained and restored. These include the building envelope, floors, some original walls, windows, high ceilings, covered terraces and outdoor balustrades. A new slate tile roof, with slate tiles especially imported from a quarry in Wales to match the original tiles, will also be installed along with copper guttering and downpipes.
A contemporary natural palette throughout offers a neutral backdrop for furnishings. Floor coverings reference the period architecture with magnificent herringbone timber parquetry.
The Heritage Manors boast a range of modern touches such as new, undercroft parking with direct internal access to the home, secure storage rooms suitable for wine cellaring, integrated appliances, CBUS technology for automated temperature control and lighting, and fibre optic connections for high speed internet.
Energy efficiency is also a key consideration in the design, and will include considerate lighting, water-saving appliances, natural ventilation and energy-efficient air conditioning. In addition, native plants will be used in the surrounding gardens, which will be landscaped according to heritage guidelines, and all surface water will be harvested and directed to the golf course.
Due for completion late 2009.
